CICD has two new mixed-income transit-oriented developments along the Fairmount line corridor underway: Cote Village development at Cummings Hwy/ Blue Hill Ave station and Morton Street at Morton Street Station.

Cote Village

820 Cummings Hway, Mattapan

The development consists of fifty-two apartments, approximately 1,000 square feet of retail space and 1,000 square feet of office space for CICD, approximately 7,000 square feet for a pre-teen center and 62 parking spaces.

This L-shaped building will sit atop the existing concrete garage structure which will be rehabilitated for tenant parking.

The part of the garage not covered by the structure will become an active deck area for the residential tenants and occasional community use.

Cote Village Townhouse

30-32 Regis Rd, Mattapan

Twenty-four units will be contained in four townhouse buildings along Regis Road. Designed to fit the style and scale of the street, these walk-up buildings will serve as a transition from Cummins Highway into the neighborhood.

Active and passive amenities, as well as grade parking, sit between the buildings and the back of the site bordering the Cummings Hway MBTA station.

Morton Street

872 Morton Street, Mattapan

Located across the street from the Morton Street MBTA Fairmount station.

This development includes 38-units of mixed-income housing in a new three-story residential building with 42 on-site parking spaces; approximately 8,000 square feet of open space for the Steven P. Odom Serenity Garden; a 1,000 square foot Community Room that will be available to both residents of the building and to the community.
